The $31M project encompassed a mix of uses including retail and commercial tenancies on the lower floors and 60No. apartments on the upper floors aimed particularly at the over 55’s market.
The development essentially involved work on two sites, an existing brick clad concrete structure building over three levels plus a two level basement car park which was stripped back to its structure and refitted to accommodate the new uses and a vacant adjoining site on which was constructed a three level basement car park, ground floor and six upper levels containing apartments.
We were fortunate enough to have been appointed as preferred contractor very early on in the project. As part of our preferred contractor appointment we were assisted in the design development phase and provided advice to the consultant team on the most cost effective design solutions, appropriate material selections and uses and on programming and staging of the works.
The project had its complexities, in particular relating to access and the requirement to ensure that existing tenants remained operational within their existing tenancies whilst construction of their new tenancies was completed. In addition to the internal programming issues related to existing tenants there were also the problems associated with external access to the work faces of the façade. All of the above, amongst other things, contributed to what was an extremely difficult job. However, the project was completed successfully and to the satisfaction of our client.
